PROTECT THE BUILDING.
RESTORE THE FINISH.
Commercial painting and waterproofing projects covering preparation, repairs, coatings and remedial work to roofs, walls and affected building areas. SPXSA coordinates the work around the condition of the property and the required finish.

PROJECTS
Exterior repainting is only as good as the surface beneath it. Where moisture ingress and failing coatings are already present, simply applying another coat of paint risks hiding the problem rather than resolving it.
THE PAINT FAILURE WAS THE VISIBLE PROBLEM.
WATER INGRESS WAS THE ISSUE THAT HAD TO BE DEALT WITH FIRST.
WATER INGRESS AND PEELING PAINT WERE CAUSING INTERNAL DAMAGE
The exterior of the commercial building showed significant deterioration, including failed coatings, surface damage and areas affected by moisture.
The challenge was not simply aesthetic. Water ingress through the external envelope was contributing to internal damage, which meant the underlying exterior defects had to be addressed before the repainting work could provide a durable finished result.
The scope therefore combined surface preparation, repairs, targeted waterproofing and a complete exterior repaint rather than treating the project as a straightforward painting exercise.
BEFORE & AFTER
FAILED COATINGS AND MOISTURE-AFFECTED SURFACES
The external walls showed extensive deterioration, staining and peeling paint. Surface preparation and repair were required before waterproofing and repainting could proceed.
REPAIRED, WATERPROOFED AND REPAINTED
Once damaged areas had been prepared and repaired, waterproofing was applied to the relevant external wall areas and the full building received a new exterior coating system.
DEALING WITH THE SUBSTRATE BEFORE THE FINAL FINISH
Loose and failing coatings were prepared so that the underlying surfaces could be assessed and repaired before new finishes were applied.
Areas of deterioration were repaired as part of the preparation process rather than simply being covered by the new paint system.
Waterproofing was applied to the roof and external wall areas identified as part of the water-ingress problem.
External surfaces were prepared to provide a suitable base for the new exterior coating system.
The approximately 3,200 m² building exterior was repainted following the preparation, repair and waterproofing work.
The final exterior repaint used the specified coating system to provide the completed building finish.
3,200 M² EXTERIOR WATERPROOFED AND REPAINTED IN 14 DAYS
The damaged external surfaces were prepared and repaired, waterproofing was applied where required and the building received a complete exterior repaint.
WHAT THE PROJECT ACHIEVED
The project addressed both the visible deterioration and the moisture problem contributing to the failing external finish.
Repairing and preparing the surfaces before repainting provided a more appropriate base for the new coating system, while waterproofing addressed the identified roof and wall areas associated with water ingress.
The completed repaint then restored the external presentation of the building as part of the same coordinated envelope-maintenance project.
THE QUESTIONS TO ANSWER BEFORE PAINTING STARTS
WHY IS THE EXISTING PAINT FAILING?
Peeling or blistering paint can result from poor adhesion, moisture, damaged substrates or previous coating problems. The cause should be considered before another coating is applied.
IS WATER ENTERING THE BUILDING?
Where moisture ingress is present, painting alone is unlikely to solve the problem. The likely entry areas should be investigated as part of the project scope.
HOW MUCH PREPARATION IS REQUIRED?
The condition of the existing coating and substrate determines the preparation requirement. Surface preparation can be a major part of a commercial repainting project.
WHAT ACCESS WILL BE NEEDED?
Building height, façade configuration and working areas can affect ladders, scaffolding, elevated access and the overall project programme.
WHICH COATING SYSTEM IS APPROPRIATE?
Coating selection should suit the substrate, existing condition, exposure and required finish rather than being based only on colour.
HOW WILL THE PROPERTY REMAIN OPERATIONAL?
Access points, parking areas, pedestrian routes and business operations should be considered when the exterior work programme is planned.
FROM FAILED SURFACE TO COMPLETED COATING
Review the surface condition, deterioration and moisture concerns.
Remove loose coatings and prepare affected surfaces.
Repair damaged areas and complete required waterproofing.
Apply the agreed exterior coating system.
Review the completed work and close out the scope.
