AGEING AIR-CONDITIONING AND ELECTRICAL DISTRIBUTION REQUIRED UPGRADING
The office park was experiencing repeated breakdowns associated with ageing air-conditioning equipment and electrical distribution.
High energy consumption formed part of the operational concern, while the existing electrical infrastructure also required upgrading to support the revised building-services configuration.
The project therefore combined replacement of four rooftop air-conditioning units with upgrades to distribution boards, breakers and cabling rather than treating the HVAC and electrical requirements as unrelated maintenance items.
ELECTRICAL DISTRIBUTION — BEFORE & AFTER
EXISTING DISTRIBUTION EQUIPMENT
The original board contained older distribution equipment and formed part of the electrical infrastructure identified for upgrading as part of the wider building-services project.
RECONFIGURED ELECTRICAL DISTRIBUTION
The completed board reflects the electrical upgrade component of the project, including replacement and reorganisation of distribution equipment and associated cabling.
HVAC AND ELECTRICAL WORK DELIVERED AS ONE UPGRADE
Four older rooftop units were replaced as part of the air-conditioning upgrade.
The replacement units were selected as higher-efficiency equipment to address the ageing systems and energy-use concern.
Electrical distribution boards formed part of the upgrade scope rather than leaving the older distribution infrastructure unchanged.
Breakers and associated cabling were upgraded as part of the electrical works supporting the revised installation.
Load distribution formed part of the electrical upgrade with the objective of improving the operation of the revised system.
Air-conditioning and electrical requirements were handled as a coordinated project because changes to mechanical plant can affect the electrical infrastructure supporting it.
AIR-CONDITIONING AND ELECTRICAL SYSTEMS UPGRADED OVER 12 DAYS
Four rooftop air-conditioning units were replaced and the associated electrical distribution infrastructure was upgraded.
WHAT THE UPGRADE WAS INTENDED TO ACHIEVE
The purpose of the project was to move the office park away from repeated breakdowns associated with ageing equipment and toward a more appropriate building-services configuration.
Replacing the rooftop air-conditioning units addressed the ageing mechanical equipment, while the distribution-board, breaker and cabling work addressed the electrical infrastructure supporting the upgraded systems.
The project record also identifies improved load balancing and energy efficiency as outcomes of the upgrade.
